HOW IT WORKS!
Simply ask if your clients would consider auctioning their property if they could set the reserve price. Inform them that in the majority of auctions which we undertake the properties are sold in 30 to 45 days (sometimes less), the sale will be an unconditional cash sale, closing in as quick as 15 days. If the answer is YES they would consider auctioning...Call Us.
We will pay a referral fee to the referring Brokerage who's seller signs up for auction with North American Auctioneers and upon the sale and closing of the transaction. In additiion a 2% commission is payable to any Real Estate Brokerage who's registered client purchases and closes on the property at auction. Therefore should you have a purchaser that purchases the property at auction you would receive the additional 2% on top of your referral fee. Note: How to Represent a Buyer at our Auctions.

After the Co-operating Listing Agreement is signed; all calls and inquiries will be directed to North American Auctioneers,

The Sellers of the property will be responsible for all marketing costs,

A Marketing Proposal will be completed for the auction sale of the property prior to the owners Agreement to Auction being signed,

Sellers will need to decide: Date of Sale, Date of Closing, Minimum Sale Price, if any Conditions will be accepted and any items to be included in the sale of the property.
You will receive updates on a weekly basis along with the sellers.

HOW TO REPRESENT A BUYER AT OUR AUCTIONS
At North American Auctioneers, we understand the importance of the real estate community and for this reason every real estate auction we conduct; we will co-operate with Realtors®. Our goal is to get the property sold and what better way than to get the real estate community involved.
To qualify for a commission, the Realtor® must;
Register their client!

Sign in and inspect the property with the client,

To become a Buyer Brokerage for one of our auctions you must call our offices, and let us know which auction you want to register your client,

You and your client must fill out and sign the Brokerage Registration Form,

The Brokerage Registration Form must be received in our office 24hours prior to the auction,

Be a licenced Realtor® in the province where the property is located,

Ensure that we receive the auction client registration prior to the any contact with the seller or auctioneer and before any inspection of the property by the client,

Be present for the auction with the client.
NOTE:
Commissions will be paid upon closing and are based on the final bid price for the property not including the buyer’s commission.
No Realtor® will be recognized for a commission if the purchaser has already contacted or been contacted by the seller, it’s representatives or the auctioneer.
If the Broker/Realtor® has not met all of the requirements; no commission will be paid to the Broker even if the brokers' client purchases the property.
